Built to drain

Flat Roofs That Stay Dry

A flat roof is not actually flat, and that is the whole point of it. It needs a fall so the water leaves. Where one fails early it is almost always because the fall was never built in, so water sits in a hollow until the covering underneath gives up.

Most of the flat roofs around Medway sit on rear extensions and garages, and plenty of them have been patched more than once. Patching a pond does not drain it. We put the fall right when we recover the roof, so the water goes where it is supposed to.

EPDM rubber, GRP fibreglass or a modern multi-layer felt - each suits a different roof. We will tell you which one yours wants and why, rather than fitting whatever we happen to buy in bulk.

What you get from us

What Keeps A Flat Roof Dry

The fall goes in first

Firrings or tapered insulation to get the water moving before any covering goes down. Without that, everything above it is decoration.

The right system for the roof

EPDM for a large clean span, fibreglass where the shape is complicated, felt where the roof and the budget both suit it. Size, access and detail decide it, not habit.

Edges and outlets get the attention

Trims, upstands and outlets are where flat roofs actually leak. The middle is the easy part, and it is not where the job is won.

Flat Roofing Jobs We Take On

New flat roofs, replacements and repairs across Medway:

  • EPDM rubber - a single sheet with no seams across the field of the roof, well suited to extensions and garages.
  • GRP fibreglass - formed in place, so it handles awkward shapes, upstands and integrated trims.
  • Torch-on felt - multi-layer modern systems, bearing little resemblance to the felt that flat roofs were once judged on.
  • Structural repairs - decking and joists replaced where water has been sitting long enough to rot them.
  • Falls corrected - firrings or tapered insulation fitted so the roof drains instead of ponding.
  • Outlets, trims and upstands - the details that decide whether the roof lasts five years or twenty-five.

If there is standing water on your flat roof more than two days after rain, the fall is wrong, and recovering it without correcting that is money down the drain.

Common questions

Flat Roofing Questions We Get Asked

A properly laid EPDM or fibreglass roof with the right fall should give you twenty years or more. Modern felt systems are typically fifteen to twenty. The old three-layer felt people remember bubbling and splitting is not what gets fitted now.

Because there is not enough fall, or the deck has sagged where it has got wet. Standing water two days after rain is the warning sign. Recovering over it without correcting the fall just buys a few years.

It depends on the roof. EPDM suits a large simple area and goes down in one piece. Fibreglass is formed in place so it copes with complicated shapes and upstands. Felt still has its place on the right job. We will tell you which yours is.

Sometimes. A single split or one failed detail on an otherwise sound roof is worth repairing. A roof blistered across the whole area, or where the deck underneath has gone soft, is throwing good money after bad.

Not routinely, unless it was built for it. If you want a balcony or a terrace, say so at the start - that needs a different build-up and different insulation, and it costs a great deal more to add afterwards.

Replacing an existing flat roof, no. A new extension with one is a building control matter and sometimes planning too, and the insulation requirements come into it. We will tell you what applies before you commit.
